The Spanish boutique and lifestyle segment has been repriced hard over the last five years: rates in Barcelona, Madrid and the Balearics have moved well ahead of pre-pandemic levels while payroll and energy costs have followed, so the gap between a well-run hotel and an average one now shows up in NOI rather than in occupancy. That is the gap we work in.
