The German market is lease-heavy in a way Spain and Switzerland are not, which changes the owner's question entirely: the issue is usually the covenant and the structure of the lease or management agreement rather than day-to-day operating margin. We work on both, city hotels and aparthotels where the operating model is the value driver, and lease assets where the agreement is. Recent German work spans Hamburg and Berlin, from a 225-room aparthotel to a 245-room five-star city hotel.
