A resort hotel is not a city hotel with better weather. The P&L is built on season length, fixed-cost cover through the shoulder months and a demand base that arrives by plane rather than by calendar, so value is made on cost structure and positioning long before it is made on rate. Marbella closed 2025 at €245.85 RevPAR, up 11.8% on the year, ahead of Barcelona, which went backwards on rate over the same period. Capital has followed: the Costa del Sol drew €435 million of hotel investment in the first half of 2026, second only to the Balearics, and most of it belongs to private investors and operators rather than institutional funds. Owners who will not run the hotel themselves, and who need someone accountable on their side of the table.

What is different about a Costa del Sol hotel compared with a city hotel?
Seasonality does the work. A city hotel is judged on rate and mid-week occupancy; a resort is judged on how much of its fixed cost base the season covers and how far either side of the peak it can trade profitably. The budget challenge is a different conversation, and so is the capex case.
Do you advise on branded residences and mixed-use schemes?
Yes. The residential component changes the operator negotiation materially, and it is where the commercial terms are most often given away.
Can you support a buyer with no Spanish operation?
That is a substantial part of the work: operational underwriting before purchase, then owner representation afterwards, reported in Spanish, English or German.
