Funds and family offices buying a single hotel face a problem: the asset is priced on an operating business they will not run themselves. We do the operational underwriting that a valuation cannot. What the hotel really costs to run, what the rate can actually be, what the capital plan has to include, and what the right operating structure is once it is owned. On the ownership side we do the same work on assets already held: where a repositioning pays for itself, and where it does not. This is the largest part of our track record, from Casa Bures 5* in Barcelona to Hotel Bristol 5* in Berlin.

Hotel Asset Advisors has advised more than 20 hotel owners on assets with a combined value of over €1 billion. We work on a small number of mandates at a time, each led personally by a partner. Consulting mandates include Casa Bures 5* Barcelona (80 rooms), Hotel Bristol 5* Berlin (245 rooms), Mandarin Oriental 5* Vienna (138 rooms) and Kempinski 5* St. Moritz (224 rooms).
Do you advise buyers or sellers?
Predominantly buyers and existing owners. We do not act for both sides of the same transaction.
How long does acquisition due diligence take?
For a single asset, typically three to five weeks from data room access to a written recommendation, depending on the quality of the seller's information.
Can you help us find an operator?
Yes. Operator search, shortlisting, commercial comparison of offers, and negotiation of the management agreement.
Do you provide valuations?
We provide operational underwriting and business plans that support a valuation. Formal valuation is a separate, regulated exercise and we will tell you when you need one.
