There are two moments when an owner needs a manager rather than an adviser. The first is transition: a management agreement has ended, been terminated, or an acquisition has completed and there is no team in place. The second is structural: the hotel is too individual, or too small, to hand to a brand without losing what makes it work. We do both. We take operational responsibility for the hotel, commercially, financially and for the people, under a management agreement written for the owner's benefit, and we are equally willing to hand over to a permanent operator when the asset is ready for one.

Hotel Asset Advisors has advised more than 20 hotel owners on assets with a combined value of over €1 billion. We work on a small number of mandates at a time, each led personally by a partner. Management and interim mandates include PHNX Aparthotel 3* Hamburg (225 rooms), Mirto 4* Lago Maggiore (25 rooms) and a holiday villa portfolio on the Costa del Sol.
How quickly can you take over a hotel?
For an interim mandate we aim to be on site within two weeks of instruction, and to have payroll, licences, banking and the booking system under control within the first fortnight.
Will you also help us select a permanent operator?
Yes. Operator selection and management agreement negotiation is a service line in its own right, and we run it whether or not we hold the interim mandate.
Do you take over the hotel's employment contracts?
That depends on the jurisdiction and the structure agreed. In Spain, Germany and Switzerland the treatment differs materially, and we set it out in writing before the mandate starts.
What size of hotel do you manage?
Independent and small-group hotels from 25 to roughly 245 rooms, 3 to 5 star, in Spain and Western Europe.
